The first step is to talk to one of my mortgage contacts so you can get pre-approved for a loan. That is necessary before you start looking at homes so that (1) you know what you can afford and (2) if we find your dream home, you'll be ready to make an offer. Now is a great time to buy a home because of the low interest rates and the great programs to help with down payments & closing costs
I know that in some areas, attorneys write the offers/contracts but in South Carolina, Licensed Realtors write the offers, negotiate the terms and finalize the contracts. After the contract is "ratified" (agreed upon and signed) we start with home inspections, CL100 inspections and repairs if needed. The Realtor oversees all of those things. Meanwhile the Mortgage Company is working on the Loan. The Attorney's office is doing a title search and coordinating the paperwork with the Mortgage Company.
I love to represent Sellers in Marketing their Homes. I start with a market analysis to determine the asking price. I do this 3 different ways and am certified as an expert in pricing homes. Next, we sign OUR paperwork to get the home LISTED. I go through the home with you and make suggestions about things that will make the home more attractive to buyers. I install an electronic lockbox on your home with your key inside. Only Realtors with a unique lockbox card can get into the lockbox and it records their information. I put a sign in your front yard at the best angle for it to be seen. I take around 100 photos, edit them and use the best ones in MLS (Multiple Listing Service). I input all of the data about your home so that it will show up in buyers' searches for a home. Just putting your home into MLS correctly exposes your home to over 5000 Realtors and all of their clients. I make a video virtual tour and post it on MLS, Realtor.com, Redfin.com, Homes.com and Zillow.com. I also promote my listings on Facebook, Instagram and Youtube. I recently became certified as an ePRO, which is expertise in Social Media and all things "internet". I set your home up in SHOWING TIME which is how Realtors make appointments to show your home. I answer their calls and questions. When they bring me an offer, I go over every detail with you and help you to decide if we should accept it as is OR counteroffer. Once we have an agreed upon offer, it becomes a contract. I handle all of the details up to the day of closing, where I will be sitting right beside you when you get the check from the lawyer.

I've always loved school and have always tried to learn everything that I can about real estate.
A lot of residential Realtors don't understand vacant land but I have quite a bit of experience with it. When listing land, I take multiple pictures, post the tax map drawing, place my sign as close to the center road frontage as possible and verify the surveyors tags. I give very detailed directions so that anyone could walk the land and know they were in the right place. As a buyer's agent for land, I hope to get those same things from the listing agent but if I don't, I search for them myself.
